Leasebacks

At Lake Fork we have a different situation wherein the Sabine River Authority owns all the property around the lake with a couple of rare exceptions. When you purchase the property adjacent to the Sabine River Authority property you are allowed to lease this property for 10 cents per contiguous foot plus $40.00 annually.

The average leaseback is about 3/4 of an acre. However, it can be much larger, for instance we have 5 acres of leaseback. Leaseback is the greatest deal since free land as you have complete control and use of the land but pay no taxes on it. You can have structures on it, but they can't have toilet facilities or air conditionings. For instance, on our leaseback we have a 16x24 shop 10x10 storage shed, 30 feet RV cover and our boat house and dock. In addition you can pump all the water you want from the lake for irrigation purposes as we do. All this cost us about $125.00 per year.
